Georgian Bay Housing Development Corporation (GBHDC)

Community Transformation Centre provided startup funding to establish the Georgian Bay Housing Development Corporation (GBHDC) an arm’s length, non-profit to deliver housing. The GBHDC develops and delivers innovative solutions to meet the rising demand for affordable housing in the regions of Grey, Bruce, Huron and Simcoe. We specialize in building, advising and developing capacity in affordable housing. Over the span of the 3 years a committed consortium of private sector subject matter experts included policy, development, planning, building science, finance, project management, construction, and sustainability (Net Zero, Well Standard, LEEDv4.1 and Passive House). 

Our expertise spans planning, development, and construction in the housing sector.

Project scope includes:

· Developed the CTF funding application

· Incorporated the new not-for-profit corporation

· Bylaws and governance plan

· Board composition, skill set and recruitment

· Developed partnership agreements

· Established directors’ insurance

· Identified critical resources for municipalities, developers and builders

· Delivered outreach and engagement to support services and new resources,   tools and templates

· Developed a matrix of best practices of successful development corporations

· Presented to municipalities, developers, partners and organizations
